JOB SCOPE:

The Strategic Sourcing Analyst Facilities manages Strategic Sourcing strategies impacting operational and capital expenditures, ensuring cost efficiency and supplier optimization. This role collaborates with cross-functional teams to drive cost-saving initiatives, negotiates contracts, and tracks and manages supplier performance. Through data-driven analysis and financial modeling, the analyst supports budget optimization while maintaining service excellence across key spend categories.

Job Summary

The Strategic Sourcing Analyst Facilities plays a key role in supporting the procurement and sourcing process for Facilities Management and other indirect spend categories. This position focuses on identifying cost-saving opportunities, optimizing supplier relationships, and driving operational efficiencies through data analysis, market research, and contract negotiations. Collaborating with

cross-functional teams, the analyst ensures that procurement strategies align with business objectives while delivering the best value and service for the company s facilities and operations.

Responsibilities/Skills/Experience Requirements

JOB DUTIES/RESPONSIBILITIES:

  • Manages procurement for property maintenance (OPEX) and capital projects (CAPEX), including HVAC, janitorial, landscaping, and construction services
  • Develops financial models and business cases to assess supplier proposals and total cost of ownership (TCO) for sourcing decisions
  • Utilizes Work Order Management (WOM) software and spend management tools to track expenditures, supplier performance, and procurement metrics
  • Conducts market research, manages RFIs/RFPs/RFQs, and supports contract negotiations to ensure favorable terms and compliance with company policies
  • Analyzes spending patterns, identifies cost-saving opportunities, and implements procurement strategies that enhance operational efficiencies
  • Collaborates with Facilities, Finance, Legal, Operations, IT, and other departments to align procurement decisions with business objectives
  • Fosters strong supplier relationships, monitors contract compliance, and ensures vendors meet or exceed service expectations
  • Supports sourcing strategies for Facilities Management services and other indirect spend categories to optimize cost, quality, and service
  • Drives procurement best practices, enhances sourcing processes, and implements tools to improve efficiency and cost control
  • Ensures all sourcing activities adhere to corporate policies, ethical sourcing standards, and sustainability initiatives

Job Requirements

  • Bachelors Degree
  • 3-4 years of related experience
  • 18 years of age or older

Required Skills

  • Minimum of (3) years of experience in Strategic Sourcing, Strategy, Procurement AND Facilities Category Management a MUST
  • Bachelors degree in Business Administration, Supply Chain Management, Civil Engineering, or a related field
  • Familiarity with Strategic Sourcing software, enterprise resource planning (ERP) systems, and spend management tools
  • Knowledge of Facility Management best practices and systems, such as computerized maintenance management systems (CMMS)
  • Experience with Yardi (WOM), SmartSheets and SharePoint applications
  • Proficient in Microsoft Office Suite (Excel, Word, PowerPoint)

Preferred Skills

  • Certification in Supply Chain management (e.g., CPSM, CSCP, CIPS)
  • Masters degree in Business Administration, Supply Chain Management, Civil Engineering, or a related field
