The following position is to join our RTX  Enterprise Services team: 

The Associate Director, Real Estate Portfolio Management is a key member of the Collins SBU/Operations and Engineering leadership team, providing Real Estate leadership for a key segment of the global BU portfolio consisting of over 10 million sq ft of real estate responsibility. These portfolios span multiple sites, regions, and countries. The Associate Dir, Real Estate Portfolio Management is a key member of at least 2 BU leadership teams (i.e. Operations and Engineering), providing primary Real Estate support.

The ideal candidate will possess the following: demonstrated customer focus, strong business acumen and ability to develop strategic approaches to complex problems, Experience in Real Estate and Facility related program/ project execution, contract management, project management, organization and personnel development, operating and capital budget development and management, quality and process improvement.

DUTIES & RESPONSIBILITIES

  • Oversees a segment of the global SBU portfolio, consisting of over 10 million sq ft of real estate responsibility.
  • Responsible for leading and managing significant capital project spending and significant operating budget for respective portfolio.
  • Lead all aspects of Real Estate portfolio with Real Estate Centers of Excellence (Project Delivery, Workplace Strategy, Real Estate Transactions and Facilities Management) to ensure seamless execution of the operation of sites, strategy, acquisition, and project delivery to stakeholders in respective portfolio. Regularly interfaces with Regional FM Director to influence and guide in support of BU objectives as well as key leaders in other COE areas in Project Delivery, Workplace Strategy and lease administration.
  • Lead ERS Service Level Agreements with 3rd party and responsible for KPI’s and operational performance as well as feedback back to the business leadership in respective portfolio
  • Develop effective relationships with key business partners as the subject matter expert and trusted advisor.
  • Regularly interface with top senior leadership including BU President and CFO quarterly in leadership reviews about ongoing Real Estate priorities including performance, key performance indicators, oneRTX RE initiatives, and cost savings. Will regularly act for Business Relationship Manager in being the lead on key initiatives for Real Estate initiatives within the business unit.
  • Identify and prioritize business and enterprise requirements in support of overall business strategy. Ensure alignment of real estate portfolio strategy and assets to ensure optimal business use.  Identify opportunities for value added real estate solutions to the businesses. Will lead Real Estate strategy within their respective portfolio inclusive of significant Real Estate synergy/savings objectives for RTX.
  • Coordinate with Real Estate Centers of Excellence to ensure seamless execution of the operation of sites, strategy, acquisition, and project delivery to stakeholders.
  • Forecast customer demand signals and ensure appropriate supply and resource allocation to deliver customer requirements.
  • Develop and execute deliverables, reporting, and presentations to business unit stakeholders and senior leadership. Regularly interfacing at VP, Senior VP and President levels in the organization on key Real Estate initiatives.
  • Establish capital plans and operating budget forecast and projections to support management achieve financial, operational, and other measures established for business unit stakeholders.

Qualifications You Must Have:

  • This role typically requires a bachelor’s degree in business, finance, civil engineering or related field and at least 12 years prior relevant experience gained in a large corporate real estate setting, or an advanced degree in a related field and minimum 10 years’ experience.
  • At least 10 years’ experience conducting corporate real estate transactions to include significant working knowledge of Project Management, Construction Development, Workplace Strategy and Facility Management.
  • At least 10 years’ experience creating and managing capital plans via cost estimation, benchmarking, and industry knowledge.
  • Ability to understand the financial impact of decisions and advanced knowledge of financial terms & principles and advanced financial analysis.
  • Available to travel domestically, and internationally up to 40% - 60%

  • Demonstrated previous leadership experience and capabilities in a fast-paced environment both directly and in a matrixed environment. This would include extensive experience building strong cross-functional teams with proven results.
  • Strong interpersonal and communications abilities; ability to create and present executive level deliverables in oral, written, and visual formats relative to key stakeholders.

The salary range for this role is 147,000 USD - 295,000 USD. The salary range provided is a good faith estimate representative of all experience levels. RTX considers several factors when extending an offer, including but not limited to, the role, function and associated responsibilities, a candidate’s work experience, location, education/training, and key skills.
