Job Description
Your Team
To be our company’s first touch point and ambassador to the public. Introduce our team, provide a service with courtesy and coordinate an appointment for an onsite visit in person or virtually. Share knowledge about our home buying and building process.
Your Key Deliverables
Customer Interaction/ Customer Experience
Work with online and phone customers to qualify, discover needs, set appointments and follow up.
Input potential customers into the sales galleries/models.
Utilize e-mail, phone, text, video and other technology when needed to make connections with the potential homebuyers.
Assist in guiding customers to a community and home that best fits their needs.
Respond quickly to leads.
Respond to all general inquiries, calls, and online communications.
Utilize lead management software (CRM) to manage and nurture leads and realtors through a series of follow-up to maintain continuous engagement and uncover incremental sales.
Utilize strong prospecting skills to work all leads until they are ready to move to the next phase of the sales process.
Promote new neighborhoods prior to opening and build interest list & urgency. Get customers loan approved prior to opening to ensure a smooth opening and first sales release.
Support onsite team with customer follow up after visits when appropriate, assist with next steps and follow up questions during “after visit reach out”.
Attend MGO’s
Set proper and realistic expectations with customers
Creatively assist in solving customer issues/problems
Keep the customer excited & engaged
Stay current with technology, and how different customers prefer to communicate.
Sales & Marketing
Refresh emails and letters and try different tactics for each neighborhood to see what gets the best response.
Work with partner lender at each neighborhood to help get customers pre-approved and assist customers on Path to Homeownership steps.
Work with realtors/agents to promote communities and homes.
Provide feedback on quality of leads when necessary so resources can be used in the best way for the most qualified customers.
Provide feedback to team on buyer profile, wants, needs, potential objections, customer questions prior to opening, and after when needed.
Administrative
Build pre-opening neighborhood interest lists
Work with the CRM (Salesforce) to document progress and communication.
Regularly audit our systems to make sure everything is functioning properly and rule out any issues with incoming leads.
Work with IT, marketing and digital marketing team and notify them if you see incorrect info on our website or any syndicated listing sites.
Miscellaneous
Work closely with onsite sales team to communicate customer’s story/needs and hand off smoothly. Build and maintain a good relationship with onsite team to facilitate a smoother transition for customers.
Visit onsite communities on a monthly basis.
Stay current on what is going on at each neighborhood (timing, options, sales, reservations, homesite sizes, pricing, construction stages, and move-in timeframes)
Looking For:
Team Player; with a demonstrated ability to work within cross-functional teams
Ability to give, receive and analyze information
Previous experience in Internet Sale or Marketing, outside sales, or lead generation preferred
College degree is preferred
General knowledge of new home industry is preferred
Strong communication skills; excellent Telephone Skills
Strong organizational skills
Accurate; with keen attention to detail
Ability to multi-task and prioritize
Ability to be flexible and adapt
Ability to take quick action
Self directed; takes initiative, proactively addresses problems, and seeks resolution; can work with minimal oversight and is a self-motivator
Computer knowledge: Microsoft Office required; Salesforce, HubSpot, CallRail, DocuSign a plus
