This position drives the completion of site acquisition functions through lifecycle of project into construction. This position leads, motivates, directs, and assists all site acquisition team efforts including independent contractor site acquisition firms and develops strategies that meet and exceed client expectations. Develops strategies that meet and exceed client expectations. Manage day to day project level schedules, financials, status internal/external, and customer relationship. Manages baseline responsibilities for successful projects. Active participant in the day to day work leading towards POE and P&L adherence. The ideal candidate will have experience working with AT&T clients and possess a deep understanding of lease negotiations, search rings and SCIP package creation for new site builds, including collocations and rawland build-to-suits.
Responsibilities

SAQ Project Manager develops strategies that meet and exceed client expectations and manages day to day project level schedules, financials, status internal/external, customer relationship
Remote position with a preference for a candidate in Central time zones. Must be able to travel to do site walks and meet with jurisdictions from time to time.
Essential Job Duties and Responsibilities:
- Serve as the primary point of contact for AT&T, cultivating and maintaining strong client relationships. Understand AT&T's specific needs and ensure projects align with their requirements.
- Work directly with AT&T clients, performing site walks and understanding their specific needs for New Site Builds (NSB).
- Create and manage SCIP packages for new site builds, encompassing both colocation and raw land build-to-suit projects.
- Negotiate favorable lease terms with landlords, balancing cost-effectiveness with project requirements.
- Serve as the liaison between site acquisition team and RF, construction and compliance.
- Engage with scoping team to ensure proper SOW determined is leased accurately.
- Manage the project budget, financial tracking, reporting, and close-out, ensuring alignment with the customer's monthly POE.
- Analyze project finances to reconcile variances in project budgets and vendor purchase orders.
- Oversee and own all phases of site acquisition projects, ensuring they meet milestones, schedules, and other timeline requirements.
- Ensure proper coordination of ordering and tracking of due diligence activities including title, environmental reports, regulatory reports, lease exhibits and engineering plans required for zoning and building permit approvals.
- Manage project budgets, track project financials, and provide regular reporting to both internal and client stakeholders.
- Establish and implement internal reporting using company software tools to allow for management to quickly ascertain project status.
- Proactively identify and resolve site acquisition issues, both pre- and post-construction.
- Mentor Site Acquisition Specialists in all areas of site acquisition.
- Establish goals, provide guidance and performance evaluations for Site Acquisition Specialists.
- Prepare and present daily and weekly update reports to client and company personnel.
- Manage and set priorities for Site Acquisition Specialists, as well as for external vendors.
- Attend meetings and conference calls with the customer or vendors.
- Other duties as assigned.
Salary range $70-$85k, Depending on Experience
Qualifications
Skills and Experience:
- TURF vendor experience required
- Bachelor’s degree, or a minimum of six years of progressive experience in a related field
- Three to Five years’ experience in project management or Senior Site Acquisition Specialist positions, and/or related functional areas in a communication systems company
- Highly developed working knowledge of business process, including financial management of a project
- Highly developed working knowledge of site acquisition process
- Strong financial knowledge/training
- Experience in working with high volume projects
- Experience managing, mentoring and leading a team of Site Acquisition Specialists
- Strong diplomatic and interpersonal skills
- Project Management scheduling experience
- Working knowledge of the wireless industry
- Risk management, contingency planning and decision making abilities
- Demonstrated ability to negotiate complex or sensitive issues to favorable resolution
- Expert in Excel, Microsoft Office and usage of databases
- Ability to travel as needed
- Additional duties as assigned
