**Position Overview:**
As a Setup/Lease-Up Operations Manager, you'll be at the forefront of establishing new properties for leasing and occupancy. You'll lead the hiring and training of new site teams, collaborate with various departments, and ensure each property meets its lease-up goals efficiently and effectively.
**Key Responsibilities:**
- **Lead Hiring and Training:** Oversee the recruitment and training of new site teams, equipping them with the knowledge and tools for success.
- **Cross-Department Collaboration:** Work closely with Construction, Accounting, IT, and Compliance to prepare properties for leasing and occupancy.
- **Unit Walks for Acceptance:** Conduct site walks with construction teams to ensure units are ready and meet quality standards.
- **Lease-Up Goals:** Ensure properties are staffed and prepared to exceed lease-up targets, tracking performance and occupancy.
- **Property Set-Up Support:** Manage all aspects of property setup, including marketing materials and resident services.
- **Unit Leasing:** Support leasing teams to achieve occupancy targets by leasing units ahead of construction acceptance.
- **Compliance & Reporting:** Maintain compliance with policies and regulatory requirements, and keep detailed reports on leasing progress.
- **Training & Development:** Continuously train and mentor property staff on lease-up processes and customer service.
**Qualifications:**
- 5+ years in property management or related fields.
- Proven leadership skills with experience in hiring and managing site teams.
- Exceptional communication and organizational skills.
- Ability to collaborate across departments effectively.
- High attention to detail and problem-solving capabilities.
- Experience in lease-up or property set-up roles.
- Proficient in Microsoft Office and property management software, especially Yardi.
- Valid driver’s license and ability to travel frequently.

POSITION SUMMARY:
The Property Set Up/Lease Up Specialist plays a pivotal role in establishing new properties for leasing and
occupancy, ensuring a smooth transition from construction to active leasing. This position will lead the
hiring and training of new site teams, collaborate with multiple departments to ensure the property is ready
for leasing, and oversee the property’s readiness for occupancy, ensuring each site meets lease-up goals in
an efficient and timely manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
• Lead Hiring and Training: Oversee the recruitment, hiring, and training of new site teams for
newly developed/constructed properties, ensuring that team members are equipped with the
knowledge and tools to succeed.
• Collaboration Across Departments: Work closely with various departments such as
Construction, Accounting, Portfolio Management, IT, and Compliance to ensure seamless
property set-up, ensuring the property is ready for leasing and occupancy.
• Unit Walks for Acceptance: Perform site walks with the construction team for unit acceptance,
ensuring units are transitioned to the property management team with all necessary quality control
and compliance measures met.
• Staffing and Lease Up Goals: Ensure that each property is properly staffed and prepared to meet
and exceed lease-up goals, tracking occupancy and managing the property's overall leasing
performance.
• Support Property Set-Up: Ensure that all aspects of the property are set up for leasing, including
but not limited to, marketing materials, leasing office, and resident services.
• Unit Leasing: Support leasing teams to exceed proforma occupancy by leasing units ahead of unit
acceptance from construction.
• Compliance & Reporting: Assist in ensuring compliance with all company policies, regulatory
requirements, and financial procedures. Maintain up-to-date reports on leasing progress and unit
readiness.
• Training & Development: Continuously train and mentor property staff on lease-up processes,
sales techniques, compliance, and customer service excellence.
• Travel Requirements: Be prepared to travel to multiple properties for project-based assignments,
training, and site assessments.
• Other Duties as Assigned: Perform other related duties as necessary to ensure the success of
lease-up and property setup efforts.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
• 5+ years of experience in property management or related fields
• Strong leadership skills with experience in hiring, training, and managing site teams in lease up
environments.
• Excellent communication, organizational, and interpersonal skills.
• Ability to work collaboratively across multiple departments (Accounting, Construction, IT,
Compliance, etc.).
• High attention to detail and strong problem-solving skills.
• Strong ability to handle multiple projects and deadlines.
• High school diploma or equivalent (Associate’s or Bachelor’s degree preferred).
• Previous experience in lease-up or property set-up roles required.
• Proficient in Microsoft Office Suite (Excel, Word, Outlook) and property management software.
• Proficient in Yardi software
TRAINING REQUIREMENTS:
• Annually attend fair housing, section 42 and leasing classes.
• Ongoing professional development.
PHYSICAL DEMANDS:
• Frequently must stand, walk, reach with hands/arms, stoop, kneel, and crouch. Rarely must crawl,
bend or lift up to 25 pounds.
• Occasionally must sit, use hands to finger/handle/feel, talk and hear.
• Close and distance vision is required.
• Must have a valid driver’s license and or have the ability to travel to multiple sites in multiple
locations.
• Frequent travel on a weekly basis is required.
