We were an early entrant among institutional investors in real estate including traditional private real estate (brick-and-mortar assets), public equities, real estate investment trusts, and real estate-related debt instruments.

 

Real Estate – Japan

The key role of the Japan Real Estate team is to implement GIC RE's strategy to build its global real estate portfolio, with the primary objective of achieving superior long-term risk adjusted returns. We are looking for a suitable candidate to join our Japan Real Estate Team as an VP/AVP Asset Manager to manage our assets across sectors.

You will be part of a team that ranks among the top global real estate investment firms and handles a multi-billion-dollar Real Estate portfolio globally.

 

What will you do as an Asset Manager with Real Estate Japan?

  • Responsible for the day-to-day operational management of our real estate holdings
  • In partnership with the respective external managers, Investment team and the Asset Development and Engineering (ADE) in GIC, develop and execute on the business plan for each investment including leasing, development, capex, ESG strategy, financing and exit
  • Work with service providers to devise strategic business plans, Hold/Sell analysis and budgets for internal presentations
  • Identify and analyse trends in the industry and recommend asset management strategies and opportunities
  • Develop and maintain relationships with portfolio companies / JV partners / operating partners 

 

What qualifications or skills should you possess in this role?

  • At least 6 years of relevant asset management experience and thorough understanding of Japan real estate market
  • Proven track record in asset managing hospitality portfolios including full-service hotels, both stabilizing assets and greenfield development is an advantage.
  • Strong business acumen and commercial mindset to drive key projects within our portfolio, including providing guidance to external managers (revenue management, opex optimization, budget formulation etc, in case of operational assets).
  • Demonstrates a good understanding of current ESG trends and regulations pertaining to Real Estate
  • Strong project management, financial and analytical skills with an eye for detail
  • Excellent ability to build strong internal and external relationships
  • Strong written, verbal, and interpersonal communication skills in Japanese and English
  • Bachelor’s degree with honours from a reputable university or college
  • Good team player with the ability to be self-directed and work independently
