Real Estate - Senior Investment Analyst 

Overview:

HIMCO is seeking a Research Analyst for the Private Real Estate Investment Team, supporting both new commercial loan originations and equity acquisitions across the country.  The Real Estate Analyst will join a successful team that performs real estate research, underwriting, and valuations in support of a Commercial Real Estate platform that currently manages approximately $11.0 billion in commercial mortgages and over $2.0 of joint venture and limited partnership equity real estate investments. The Real Estate Analyst will have the potential to grow, with increasing knowledge and experience, into a direct production/acquisition role over time. This role is based in our Hartford, CT office.


Hartford Investment Management Company (HIMCO), a subsidiary of The Hartford Financial Services Group, is a leading asset manager with approximately $110 billion in assets under management (as of July 31, 2024) across the fixed income, equity, and alternatives markets.

Responsibilities:

  • Provide analytical support, including assistance in evaluating and structuring transactions, to the real estate acquisition team. This will include:

    • Modeling base line property level cash flows and determining property valuations utilizing the discounted cash flow method in ARGUS and Excel

    • Developing, modifying, and maintaining complex Excel based modeling tools.

    • Testing and validating assumptions used in modeling investments, including market rents, projected rent growth and current and future market vacancy in the subject submarkets.

    • Conducting analysis and compiling stressed scenario analysis in support of investment recommendations

    • Conducting property inspections to verify market and valuation assumptions.

  • Work with Producers in preparing loan committee packages and investment committee memos; work with Producers and Attorneys on term sheets, applications, loan documents, and other transactional documents; coordinate internal reviews of all 3rd party reports including appraisal reviews.

  • Preparation of closing documents and reports for new and current loans and investments, specifically:

    • Reviewing, in consultation with legal counsel and Asset Management, operative deal documents to assure that business terms negotiated by Producers are properly reflected.

    • Conduct market analysis, including monitoring of the markets and regulatory environments for trends that could impact investments.

    • Conduct research as directed on markets, asset classes, companies, industries and/or sector (s); interpret and share outcomes of analyses to support investment recommendations.

Qualifications:

  • 2+ years of experience in private real estate lending, acquisitions, or real estate asset management

  • Demonstrated:

    • Proactive learner and critical thinker with strong analytical and credit analysis skills

    • Proficiency in Excel and Word (ARGUS and CoStar experience preferred), proficient in financial modeling and scenario analysis.

    • Outstanding verbal and written communications skills, persuasive negotiation skills

    • Ability to work both independently and collaboratively as a member of a team.

    • Sound investment judgment, decision-making and problem-solving skills.

    • Ability to establish priorities and manage multiple tasks.

    • Desire and potential to grow into a producer role.

    • Strong organizational skills

  • Bachelor’s degree required; MBA and/or professional/graduate qualification in an investment-related discipline preferred.

  • CFA or desire to obtain CFA charter strongly preferred.

This role will have a Hybrid work arrangement, with the expectations of working in an office (Hartford) 3 days a week (Tuesday-Thursday).

Salary $90,000 - $132,250

Compensation

The listed annualized base pay range is primarily based on analysis of similar positions in the external market. Actual base pay could vary and may be above or below the listed range based on factors including but not limited to performance, proficiency and demonstration of competencies required for the role. The base pay is just one component of The Hartford’s total compensation package for employees. Other rewards may include short-term or annual bonuses, long-term incentives, and on-the-spot recognition. The annualized base pay range for this role is:

$90,000 - $132,250

The posted salary range reflects our ability to hire at different position titles and levels depending on background and experience.
