Job description

Duties and Responsibilities

  • Serve as asset manager to maximize the value of Suntex’s commercial real estate portfolio through strategic commercial leasing and management of “day two” matters for our portfolio of marinas and mixed use complementary upland areas
  • Partner with the internal Legal and Operations team to define, build, implement and have responsibility for an end-to-end process that can be incorporated and utilized by all parties involved in the assessment, execution, onboarding, management and renewal of commercial leases.  
  • Partner with the internal Operations team to identify space and locate tenants that create the appropriate mix to best suit each individual marina’s ecosystem and customer demands.  Assess and develop strategies to increase the value of our commercial lease operations through tenant outreach, renovations, and assessment of space usage.
  • Perform comparative market analysis to accurately value rental rates and terms for commercial properties 
  • Responsibility for managing commercial leasing broker relationships in key markets
  • Serve as main point of contact between marinas and prospective tenants to ensure desired occupancy and business terms
  • Manage and work with internal Legal and Operations to ensure that takings, condemnations, easements, CCR/declarations, licenses, and similar “day two” real estate matters are addressed in a way to best protect revenue, reduce risk, and ensure efficient property operations
  • Partner with internal Legal to negotiate and prepare relevant paperwork (NDAs, LOIs, contracts, leases) with respect to commercial leases
  • Conduct research of the local real estate markets and stay up to date on industry trends
  • Maintain accurate and up to date information as it relates to the property and submarkets for internal use and the purpose of business development
  • Prepare and manage documentation and internal databases to ensure up-to-date property and client information
  • Formulate thoughtful analyses of properties, including broker opinion of value (BOV), market comparable, and research

 

Requirements and Skills

  • Bachelor’s degree (or equivalent) in business or related field
  • 10+ years’ experience in Commercial Leasing or Asset Management, required
  • Experience in leasing retail, restaurant, shopping center, hospitality, or related commercial properties, preferred
  • Proficiency in analyzing property operating statements, rent rolls, tenant financials, and ability to analyze the same to create financial analyses and drive decisions
  • Strong ability to multitask, solve problems creatively, and bounce back quickly from rejection
  • Well-developed communication and relationship-building skills 
  • Progressive Commercial Real Estate Experience
  • Strong Communication Skills
