Description

Summary

The Regional Facilities Specialist directs the facilities operations of apartment communities throughout the portfolio in accordance with Company policies and procedures. This position may serve as a troubleshooter and/or fill-in for facilities staff in times of position vacancy. Regional Facilities Specialists assignments are two weeks in length and are inclusive of 1 on-call weekend to serve after-hours Resident needs as emergencies are reported. Additionally, this position will be responsible for the ownership and monitoring of local code enforcement, facilities operations policies adherence, inclement weather action plan execution, and service request SLA monitoring for their assigned portfolio. The Regional Facilities Specialist will work closely with all Maintenance Teams in their portfolio to ensure all certifications, trainings, and licenses are up to date as required by state or local requirements.

What You’ll Do:

It is necessary that the Regional Facilities Specialists be knowledgeable and able to perform these duties as they are required during site visits. There are items listed below that will only be required in the absence of a Maintenance Supervisor or Lead; this list is not exclusive, and the Regional Facilities Specialist may be required to perform other duties and tasks that are not listed below.

  • Complete service requests according to the PeakMade Service Request policies.
  • Assist the Property Manager or Regional Manager in supervising maintenance staff and, as needed, directly scheduling property repairs with outside contractors.
  • Prioritize and assign service requests to maintenance team. Monitor daily completion of service requests and follow up on any outstanding items. Assist in the completion of service requests, as necessary.
    • For teams not meeting Peak service request standards, this position will assist onsite maintenance with an action plan to realign with Peak service request standards.
  • Regular, open, and effective communication with Regional Vice Presidents and Regional Managers is necessary to ensure the efficient management of the portfolio facilities program.
  • Inspect grounds, buildings, and other community features daily to minimize liability concerns and to always ensure excellent curb appeal.
  • Maintain all amenities according to Peak policy.
  • Assist with the general upkeep and cleaning of office, common areas and model as needed.
  • Assist current onsite maintenance teams with implementing and managing a preventative maintenance program, according to Peak standards. This position will oversee the active preventative maintenance programs and ensure they comply with Peak standards.
  • Manage and oversee maintenance supply inventory while adhering to budget guidelines.
  • Assist current onsite facilities teams with yearly budget preparations.
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines, per Peak policy.
  • Maintain Hazard Communications program per Peak policy; train and promote safe work practices.
  • Identify and implement energy-saving measures that promote conservation.
  • Responsible for key control program per Peak policy.
  • Complete inspections per Peak policy. Help repair/complete any items requiring attention.
  • Interview candidates for available facilities positions and participate in the selection process of new hires by making recommendations to the Property Manager/Regional Manager
  • Training and onboarding of new facilities team members.
  • Lead and help complete due diligence and takeovers for new property acquisitions.
  • Perform turnover duties from move-out day until 1 full day post-move-in day.
  • Schedule and direct workers in performance of all facilities/repairs related to turn events within budgeted guidelines. Supervise all vendors and contractors throughout the turn process.
  • Supervise maintenance team in preparing vacant units for marketing, including restoration and cleaning.
  • Direct workers in performance of scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Provide world-class customer service.
  • Maintain accurate records at all times.
  • Assist assigned region with planning and implementing capital projects.
  • Perform additional tasks and responsibilities as required.

What You’ll Need:

  • Must have a minimum of three years' experience in multi-family maintenance.
  • EPA 608 Type II certification.
  • High school diploma or equivalent required.
  • This position is 95% travel, travel on 2-week assignments and return home every other weekend.
  • Candidates must be willing to live near a major airport hub.
  • Internal candidates must currently be in good standing and have been with the Company for at least 1 year.
  • A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable vehicle to fulfill all the job's functions.
  • Must have ability to rent an automobile according to car rental requirements.
  • Must be at least 25 years of age to be able to meet some car rental requirements.
  • Ability to read and write English fluently.
  • Computer literacy required.
  • Must possess strong grammar and general mathematical skills.
  • Must have excellent communication, customer service and organizational skills.
