Brief Department/Job Description

The BU Strategist will plan and manage fulfillment of space demand for a single Business Unit (BU).

The BU Strategist will be a key partner for the Business Relationship Manager to understand business drivers and transform demand signals into plannable space requirements.  This role will also work closely with all Centers of Excellence and regional facility and project teams.

JOB DESCRIPTION

What you will do:

  • Align real estate supply with BU demand and requirements.
  • Understand, advocate, and develop solutions for employee experience in all space types.
  • Develop deep relationships with department/BU leaders and BRM; understand their business and unique space requirements to best support their teams.
  • Maintain the BU Plan of Record for the BU’s RE portfolio and coordinate alignment with holistic RTX portfolio strategy.
  • Develop strategic occupancy plans to help optimize space and improve workplace design
  • Support project intake for the BU and participate in business case development, requirements gathering, and communication with key project stakeholders.
  • Develop demand models by blending data and assumptions. 
  • Perform financial analysis and modeling as needed.
  • Document project risks and escalate as needed.
  • Obtain decisions and approval for changes to project scope, design, schedule, and cost
  • Point of Contact for BU data for ERS. Report BU CAFM data completeness and accuracy
  • Produce and present quarterly reports for the BU including:
  • Occupancy/Vacancy and Utilization
  • Cost per Seat/HC
  • Headcount demand and forecasts
  • Project Updates
  • Travel expectation: 20% - 40%

Qualifications you must have

  • A Bachelors degree  and  12 or more year’s experience gained in a large Corporate Real Estate setting , or an Advanced Degree in a related field and  10 or more years Corporate Real Estate experience
  • Deep, direct experience gained in a workplace or real estate planning role for a range of scenarios to include knowledge of key real estate and workplace metrics and research and measurement methodologies

  • U.S. Person (U.S. citizen, permanent resident, refugee or asylee) or eligible to obtain necessary export authorizations required.

Qualifications We Prefer

  • Strong financial acumen with specific understanding of Real Estate finance. 
  • Demonstrated experience turning business drivers into plannable requirements.
  • MBA or Advance degree in related field
  • Able to communicate respectfully and consultatively with stakeholders at all levels to influence and guide decisions.
  • Strong aptitude for resolving complex issues and driving solutions.

Work Location:

  • Remote based in the CONUS or Hybrid based near an RTX hub ( Des Moines IA, Dallas Tx, Tucson AZ, Hartford CT, Boston MA )

The salary range for this role is 143,000 USD - 287,000 USD. The salary range provided is a good faith estimate representative of all experience levels. RTX considers several factors when extending an offer, including but not limited to, the role, function and associated responsibilities, a candidate’s work experience, location, education/training, and key skills.
