Job Description:

The Real Estate Deal Sourcing and Analyser will be responsible for identifying and evaluating residential and commercial property investment opportunities within the UK market. You will support the business and its clients by conducting thorough market research, sourcing potential deals, performing investment analysis, and providing actionable insights to support strategic decision-making.

Key Responsibilities:

Deal Sourcing

  • · Research and identify below-market-value (BMV), off-market, auction, repossessed, rent-to-rent, rent-to-own, BRRR (Buy, Refurbish, Rent, Refinance), or lease option opportunities.
  • · Connect with a strong network of estate agents, landlords, developers, and brokers across key UK regions.
  • · Source through property portals (Rightmove, Zoopla, OnTheMarket, Auction House, etc.) daily for potential deals.
  • · Conduct market research to gather data on property values, rental yields, vacancy rates, and local market trends.

Deal Analysis

  • · Assess each property’s potential using financial models (yield, ROI, cash flow, break-even analysis, etc.).
  • · Identify and assess potential risks associated with each deal, including market, financial, and regulatory risks.
  • · Prepare deal packs with full investment summaries, area comparables, and risk assessments. Create detailed reports and presentations that summarise findings, analysis, and recommendations for investment opportunities.
  • · Stay up-to-date on property regulations and development opportunities.
  • Evaluate multiple exit strategies, including flip, rental, serviced accommodation, or long-term hold.

Client Support and Market Intelligence

  • · Work closely with clients to understand their investment goals and provide tailored property recommendations.
  • · Offer insights on current market trends, risks, and opportunities.
  • · Support in negotiating deals and preparing relevant documentation when required.
  • · Stay updated on UK housing and commercial property market trends, zoning regulations, and property development news.
  • Provide strategic input to refine sourcing and acquisition strategies.

Qualifications & Skills:

  • · Proven experience in real estate deal sourcing, property investment, or real estate analysis within the UK market.
  • · Strong understanding of UK property markets (residential and/or commercial).
  • · Excellent analytical skills with the ability to assess profitability and investment potential.
  • · Proficiency in Excel and other property analysis tools.
  • · Excellent attention to detail and the ability to spot high-potential opportunities quickly.
  • · Strong communication and interpersonal skills.
  • · Self-motivated, results-driven, and capable of working independently or as part of a team.
  • · Knowledge of sourcing platforms like Rightmove, Zoopla, OnTheMarket, and auction houses is a plus.
  • Has internet with a minimum speed of 25 Mbps
  • Must be able to work during UK time zone
  • Has a quality laptop to use
