Job Title: Property Maintenance Manager
Location: Remote (EST Time Zones)
Salary Range: up to 3500 USD

Work Schedule: Monday to Friday, 9:00 AM to 5:00 PM (EST)

Position Overview
:

The Property Maintenance Manager to oversee the maintenance operations across multiple properties. This role ensures that vacant properties are market-ready, maintenance workflows are efficient, and vendor relationships are well-managed. The ideal candidate will have strong organizational skills, a background in property maintenance, and experience managing third-party vendors.

This role does not involve hands-on repair work, but it does require a keen understanding of property maintenance and effective communication with property owners and service providers.

Key Responsibilities:

Property Readiness & Inspections:

  • Oversee property turnovers and coordinate renovations to ensure units are ready for leasing on schedule.
  • Review annual property assessments and inspection reports, identifying and assigning necessary repairs.


Vendor & Contractor Management:

  • Source, onboard, and manage third-party vendors (electricians, plumbers, HVAC specialists, etc.).
  • Ensure vendors comply with insurance and documentation requirements.
  • Negotiate contracts and monitor vendor performance to maintain quality and cost-efficiency.


Maintenance Workflow Optimization:

  • Oversee the Maintenance Coordinators to ensure prompt response to service requests.
  • Track and improve maintenance timelines, minimizing delays and costs.


Insurance & Compliance Oversight:

  • Manage restoration projects related to storm damage, water damage, and mold remediation.
  • Ensure all repairs and renovations meet safety and compliance regulations.


Owner & Stakeholder Communication:

  • Act as the point of contact for property owners regarding approvals, property improvements, and maintenance-related investment decisions.
  • Provide clear and timely updates to owners on project status, costs, and vendor performance.


Qualifications & Skills:

Required:

  • 3+ years of experience in property maintenance coordination, facilities management, or a related field.
  • Strong understanding of residential property maintenance, including HVAC, roofing, plumbing, and general repairs.
  • Experience managing vendors, contractors, and maintenance teams.
  • Excellent organizational and problem-solving skills.
  • Proficient in English (written and verbal) able to communicate clearly with property owners.
  • Ability to work independently and prioritize multiple projects.


Preferred (Nice-to-Haves):

  • Experience working with rental properties or property management companies.
  • Basic knowledge of maintenance budgeting and cost estimation.
  • Familiarity with property management software (e.g., Buildium, AppFolio, or similar).
