Position Summary:

The client is on the lookout for a proactive and experienced Property Maintenance Specialist to become an integral part of their team. This hands-on role involves managing and coordinating property maintenance activities, working with a range of trades, and ensuring smooth scheduling and key access for service providers. You'll work closely with the Head of Property Management and collaborate with the Guest Experience Team at Smart Suites to uphold top-notch service standards and ensure tenant satisfaction.

Key Responsibilities:

  • Project Management: Lead maintenance projects from start to finish, including refurbishments, fit-outs, and routine upkeep, ensuring timelines and budgets are met.
  • Vendor Management: Select, negotiate with, and oversee contractors and vendors for property repairs, ensuring high standards of quality and cost-effectiveness.
  • Preventative Maintenance: Develop and implement preventative maintenance plans to reduce repair costs and downtime for properties.
  • Problem-Solving: Respond promptly to urgent repair issues and coordinate solutions, minimizing tenant and guest disruption.
  • Budget Management: Prepare and manage maintenance budgets, ensuring cost control and forecasting expenses accurately.
  • Health & Safety: Ensure all maintenance activities comply with health, safety, and environmental regulations.
  • Documentation & Reporting: Maintain detailed records of maintenance activities, vendor agreements, and ensure timely reporting of project statuses to management.

Non negotiable skills and qualifications:

  • Experience: Must have experience in property maintenance, facility management, or a similar role, ideally within the real estate sector in Brisbane Australia.
  • Project Management: Proven experience managing maintenance projects and working within budgets and timelines.
  • Technical Skills: Strong knowledge of building systems, repairs, and preventative maintenance practices.
  • Problem-Solving: Excellent troubleshooting skills with a hands-on approach to resolving issues.
  • Communication: Strong interpersonal skills with the ability to liaise effectively with contractors, tenants, and team members.
  • Attention to Detail: High attention to detail in assessing property conditions and completing tasks to high standards.

Preferred Skills:

  • Experience with maintenance tracking systems
  • Knowledge of Brisbane's property regulations and local vendor networks.
  • Basic understanding of plumbing, electrical, carpentry, or HVAC systems is a plus
