Mechanical Construction Administrator
Coached By: Mechanical Construction Administration Manager, Associate Principal and Principals
Provides Coaching To: Mechanical Designers and Intermediate Mechanical Designers
Primary Objective: Attend building construction sites, observe the installation of HVAC, piping and plumbing systems, and prepare project status and observed deficiency reports to ensure mechanical systems are installed in conformance with the engineered drawings and specifications, and applicable municipal, provincial and national building codes.
Job Description
· Attend project construction sites and perform field reviews (observe the installation of the HVAC, piping, and plumbing systems) at regular or pre-determined intervals during construction. Issue field review reports, outlining general progress and deficiencies that require corrections due to poor workmanship, inferior equipment, non-conformance with design documents or building code.
· Review contract documents (drawings and specifications) prior to the start of construction.
· Complete shop drawing reviews,and work with the design team to respond to requests for information from site and issue change orders and site instructions for all projects in your portfolio.
· Be aware of project budgets and schedules and manage projects during construction to their successful completion.
· Work with mechanical contractors, general contractors, Architects,and to solve site coordination issues that arise during construction.
· Attend regular site meetings as a representative of the firm in order to address construction or design issues.
· Develop and foster client relationships for long-term growth.
· Strive to accomplish company goals of quality workmanship by sharing lessons learned that improve quality of designs and standards.
· Provide monthly progress updates on all projects within your portfolio to assist in progress billing.
· Notify supervisors and the project lead of any changes in scope of services.
· Provide mentorship to members of the Reinbold team. Review contract documents (drawings and specifications) before tender if possible, and flag any construction related concerns to the design team.
· Advise junior staff on construction related issues and constructability of design options.
· Give technical guidance to clients and other consultants.
· Have a strong understanding of construction and in particular the installation of mechanical HVAC, piping and plumbing systems and equipment. Be well versed in the application and enforcement of mechanical specifications, plumbing and energy codes for various jurisdictions.
Performance Metrics
· Utilization: Billable hours vs Admin, Bus Dev and Training
· Complete at least 30 professional development hour per year
· Time Sheets are submitted on time
· Maximum 5-day turnaround time on RFIs and shop drawing reviews are consistently met.
· Contract documents are taken to site each time and are consulted during filed reviews to ensure field reports identify incomplete or deficient work
· Field reviews are issued within 2 business days of field visit.
· Excellent communication skills and follow-up
· Items missed on previous projects are caught on future projects.
· Contract administration scope is completed within the allotted budget on most projects
· Flag additional reviews and services to project managers to obtain additional fees
Experience & Qualifications
· Strong understanding of Construction in particular the installation and operation of mechanical systems, including: plumbing, HVAC, heating, cooling, air handlers, and fire protection. Ability to interpret construction drawings and specifications.
· Diploma in Mechanical Engineering Technology, Degree in Mechanical Engineering, or Red Seal in skilled trade.
· Minimum 5+ years’ experience in the construction industry
· Strong knowledge of current codes and standards such as the applicable plumbing and building codes.
· Excellent written skills and understanding of software programs (Microsoft Word, Bluebeam, Online Construction Management Software, etc)
